Only Disclosed Sale in Ashfield Property Market Closes at $110,000 in July

ASHFIELD -- Ten property transfers were recorded in Ashfield over the past month, but only one of them included a disclosed sale price, leaving most of the period's real estate activity impossible to measure in dollar terms.

MARKET OVERVIEW

Franklin County Registry of Deeds records show 10 property transfers in Ashfield between June 26 and July 25. Of those, only one included a disclosed sale price: $110,000 for a home on West Road. Because a single transaction reported a price, the range for the period runs from $110,000 to $110,000, and the median is likewise $110,000. That figure reflects one sale, not a broader sample, so it should not be read as representative of the town's overall price level this period. The raw count of 10 recorded transfers is the only volume indicator available in this data set. Whether that represents an active or quiet month cannot be determined without price context, prior-period comparisons, or additional disclosed sales.

TOP SALES

The only transaction with a disclosed price was 1016 West Road, which sold for $110,000 on July 13. The sellers were Mandi E. Summers and Thomas F. Moore; the buyer was Florence Bank. Bedroom, bathroom and square-footage figures were not available in the deed record. The remaining nine transfers recorded during the period -- at 193 Norton Hill Road, 1180 Hawley Road, an unspecified Ashfield address, 295 Main St., 527 Main St., 393 Baptist Corner Road, 46 Brown Road, 261 Main St. and 892 West Road -- did not include a disclosed sale price, so they cannot be ranked among the month's top sales by price.

NEIGHBORHOOD BREAKDOWN

Main Street had the most recorded activity of any street in the period, with three transfers: 295 Main St. (sold July 1, sellers Nicholas and Martha Von Bujdoss); 527 Main St. (sold July 1, seller Michael Epstein, buyer Main LLC); and 261 Main St. (sold June 29, sellers Philip St. Pierre and Megan Perry). West Road had two transfers: 1016 West Road, the period's only priced sale at $110,000, and 892 West Road (price not disclosed, sold June 26, sellers Kyle and Colleen Walker). The remaining five transfers were each on separate streets: 193 Norton Hill Road (sold July 15, sellers Ariel and Nathaniel Brooks), 1180 Hawley Road (sold July 13, seller Greenfield Savings Bank, buyers Jean A. and Robert N. Cherdack), a transfer recorded without a specific street address (sold July 7, seller JPMorgan Chase Bank N.A., buyers Raymond P. and Diana F. Szewczyk), 393 Baptist Corner Road (sold July 1, sellers Mount Grace Land Conservation Trust Inc. and Seth T. Cranston), and 46 Brown Road (sold June 30, sellers Maureen Conroy and Tekla A. McInerney). Because only one of the 10 sales disclosed a price, no price-tier breakdown by dollar amount is possible for this period.

MARKET NOTES

Two of the 10 transfers had a bank listed as the seller: Greenfield Savings Bank conveyed 1180 Hawley Road, and JPMorgan Chase Bank N.A. conveyed the Ashfield property with no listed street address. A bank also appeared on the buying side of the period's only priced sale, with Florence Bank purchasing 1016 West Road. One transfer involved a limited liability company as buyer, with Main LLC acquiring 527 Main St. from Michael Epstein. One transfer included a land conservation organization among the sellers, with Mount Grace Land Conservation Trust Inc. joined by Seth T. Cranston in conveying 393 Baptist Corner Road. No square footage, bedroom or bathroom data were available in any of the 10 deed records, so no price-per-square-foot comparisons can be made for this period. With nine of 10 sales lacking disclosed prices, this month's data set supports observations about transaction volume and party types but not about pricing trends.
